The main problem with Zillow’s “Zestimates” is that they just can’t predict values accurately in markets where so many homes are custom and unique. So while a Zillow “Zestimate” can provide some indication of value for tract housing and developments where homes and lots are similar, in our unique corner of San Diego, there are too many variables that can not be accounted for by applying mathematical formulas and computer algorithms.
